ANNUAL RENTAL MANAGEMENT WITH MONT BLANC IMMOBILIER

From finding a tenant to complete management, we offer two formulas with a single objective: to support you and put our expertise at your service.  Whichever option you choose, we promise to put our expertise in the local market, our best tools and work processes at your service, and to guarantee you professional quality follow-up.

 

WHICH FORMULA IS RIGHT FOR YOU?

 

 

THE RENTAL MANDATE :

 

The agency takes care of finding your tenants (advertising, visits, client follow-ups, etc.), 

selecting the tenant(s) (putting together and presenting the file, etc.) 
and settling them in (lease, diagnostics, entry and exit inventories, etc.). 

We then hand over to you.

 

Agency fees : 
12% of an annual rent excluding charges, shared equally between the tenant and the owner and divided as follows:
9% (incl. VAT) for visiting the property, compiling the file and drafting the lease,
3% incl. tax for inventory of fixtures.
You only pay our agency fees once the tenant has moved in.

 

 

 

THE TRANQUILITY MANAGEMENT MANDATE :

 

As well as finding and installing the tenant, we act as a link between you and the tenant throughout the rental contract. 

 

Our fees consist of 2 parts:
An agency fee: invoiced each time there is a change of tenant and a management fee, deducted each month from the rent, including charges. 

Monthly management fee: 7.08% excluding VAT, i.e. 8.5% including VAT of the total amount of the receipt issued. 


Agency fees: 12% of the annual rent excluding charges, shared equally between the tenant and the owner and broken down as follows: 9% (incl. VAT) for visiting the property, compiling the file, drafting the lease and 3% (incl. VAT) for inventory of fixtures.

UNPAID RENT GUARANTEE (GLI)


We also offer you the option of unpaid rent guarantee* at 2.3% of rent, including charges.
This covers you in the event of unpaid rent and damage to the property.

Visale is a guarantee that covers the entire term of the lease, up to a limit of 36 unpaid monthly instalments. Offered by Action Logement (a key player in employee housing for over 60 years), Visale is a completely free service, offering an ideal alternative to a physical deposit.
